Hortensia is the pricing module of OKmystay. You write your rates the way you already have them in your head —what each area and each property is worth, your seasons, the days people pay more for— and the engine applies them to every night of every booking. If you also want it to react to booking lead time or to how your area is filling up, you ask it to; the limits are yours to set.

How it works

You describe your rates once

One base price for the whole company, another for an area, another for a specific property: the most specific one always wins, so you only write the exceptions. On top of that, your seasons and your peak days.

The engine prices night by night

Every night of the stay goes through your rules and comes out with its own price, even if the booking straddles two seasons. And it is a single price: the same one the guest sees, the one the payment gateway charges and the one the WhatsApp bot quotes.

And it tells you why

The tester shows you the breakdown of each night —which base it comes from, which adjustment touched it and where it left it— and the year calendar paints your rules day by day. Before you publish anything, you see what it is going to charge.

What describes your rates

The part that says what each night is worth and under what conditions it can be booked. It comes with the panel. Besides the yearly calendar and the tester, you can take one property or a few specific dates out of an adjustment without duplicating half your rates to get there.

One price per scope, and the most specific wins

You set the price for the whole company, for an area and for a single property. The most specific one rules, so the expensive house doesn't force you to write a whole rate plan just for it.

Seasons that repeat on their own

A season is written once and holds every year, even if it straddles the turn of the year like Christmas. For what only happens this year —a long weekend, a trade fair— you set the date with its year and that's it.

A fixed price when you are the one deciding

You fix a price for a set of dates and that price overrides everything else: neither seasons nor adjustments touch it. For a promotion or a long weekend you want to sell at an exact number, without dismantling your rates.

Weekends and long stays

Friday and Saturday 20% more expensive: one rule. From seven nights on, 10% off the whole stay: another. The terms you already apply when someone calls, written once and applied every time.

Minimum nights and closed days

Minimum and maximum nights, and days closed to arrivals or departures —«in summer you can only check in on Saturday»—. For you they are a warning, because on the phone you are in charge; for automated selling they are firm.

Per-guest supplement, in bands

The price covers a number of guests and from there you charge per person per night, with the amount you decide for each band. It is added at the end, on top of the property price.

Hortensia PRO: rules that react

Up to here, the rates change when you change them. With PRO you can write rules that also react to two things that move on their own: how far off the date is and how your area is filling up. The conditions and the limits are still yours; what changes is that you don't need to be there. This is the part that is contracted separately.

Price by how early they book

A gap three days out is not worth the same as that night asked for six months ahead. You go down to fill what would stay empty, or you reward whoever books early. You decide, in bands of days.

Price by how your area fills up

The same night goes up when your area is filling and down when it is empty. The signal is your own comparable properties —those in that locality and of that type— and it is recalculated every day, so the rates move as bookings come in.

A floor and a ceiling that are never crossed

No automation comes in without a brake. You set the minimum and the maximum per night and that ends the discussion: no combination of rules can publish a price you wouldn't have set yourself, not even in the slowest week of the year.

The seventh night, free

Discount by night bands, not on the whole stay: each night pays its own way and the one you choose comes free. The offer everyone has always made, without working it out by hand every time.

Try the future before it arrives

The advanced tester moves the date you are quoting from: «what would this long weekend be worth if they asked me tomorrow? and in two months?». You see all your properties at once and move the controls until it clicks.

Why Hortensia and not a standalone tool

A single price, end to end

The price the engine calculates is the one the payment gateway charges, the one the WhatsApp bot answers with and the one that sells the last-minute getaway. There are no three tools from three vendors to sync, nor a second price list to maintain the day you publish on a portal.

Every sale records why it cost that

When a booking closes, its breakdown is stored: which base it came from, which adjustments touched it and what occupancy it was quoted at. Six months later you can answer «why was this night sold at 161.50?» without reconstructing anything from memory.

Rules you understand, not a black box

While you write a rule, the form reads it back to you: «drop 10%, when ten days or fewer are left, across the whole company». You know exactly what it is going to do before you save it, and you can show it as it is to whoever answers the phone.

You set the rules and the limits. Hortensia applies them every night, across all your properties, and shows you the result before anyone else sees it.
